On larger projects where the co-ordination and management of the contractor, design team and general project procurement are required, we will undertake the full Project Management role. We are happy to discuss specific requirements to determine the most appropriate role on a project-by-project basis.

Contract Administration
When undertaking any commercial or residential building projects we are able to advise on the advantages of using a Contract Administrator. We offer full co-ordination and management from inception to completion producing all the necessary tender and contract documentation. Thereafter we are able to administer the building contract and undertake inspections, complete valuations and the necessary certification to ensure the project is delivered to the standard expected by our Clients – on time and to the agreed budget. We are then able to work with the Client to advise on any amendments or variations arising.

Landlord / Tenant Dilapidations
Acquiring a Leasehold interest will in all probability involve at some stage dealing with a dilapidations claim; this may be as a Tenant or a Landlord. We deliver industry leading specialist knowledge acting for both Landlords and Tenants using our knowledge of dilapidations legislation, procedure and detailed technical knowledge. Our expert approach allows us to reach a suitable settlement figure at the earliest opportunity. Our legal expertise protects our Clients’ position whilst complying with all obligations pursuant to the changes that were introduced on 1st January 2012 to the Dilapidations Protocol (2012). From this point, they formed part of the Civil Procedures Rules for the first time. The purpose of the Protocol is to encourage settlement of a dilapidations claim in the pre-action stages and try to avoid any costly litigation that may ensue.

In both the existing and proposed workspace (if as part of a commercial project), or home (as part of a residential project) we can offer a space planning service to provide the most efficient use of the space available. This is achieved by auditing the use of the existing space and drawing up a brief to determine future requirements. From this we can provide plans, specifications to suit the user’s needs, or assist with alternative layouts. In addition, we are also able to assist with, or complete Planning Applications that may be required in relation to a Client’s particular project.

This will ensure any alterations are clearly documented and do not have an adverse effect on the asset. A full review of the documents may include drawings, specifications or structural calculations relating to the Demise, the Building or the proposed mechanical and electrical installations. We will use our expertise to advise on the possible dilapidations implications of the proposed alterations.

Schedules of Condition
In order to protect the Landlord or Tenant at the commencement of a lease a schedule of condition can be drawn up to record the condition of the property. This can be used to limit the extent of repairing liabilities for Tenants or underpin a claim for disrepair for a Landlord. Schedules can be photographic only or fully annotated as appropriate.
